Building a new home is a tremendously complex endeavor. It involves many people, many trades, and many skill sets. Each work on different parts and systems of the house, often at different times. Even for the best builders, it is nearly impossible to complete this process without missing something. Sometimes it's a plumbing fixture that didn't get tested for leaks, maybe it is a light switch that isn't working, or any one of dozens of minor problems that can easily be overlooked in such a major project.
A New Construction Home Inspection will find the issues and the things missed by the builders. We will review them with you and document them in a report you can use with your punch list for the builder, to help you have everything corrected before you sign off and take delivery.

Components of a Home Inspection

Roof
The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts and more.

Exterior
This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior including sidewalks and mailboxes.

HVAC
We will visually inspect the HVAC systems including ducts, filters, furnaces and air conditioning units inside & outside the property. Heat & cold blowing temps will both be tested.

Plumbing
We will visually inspect plumbing fixtures for proper function, including tubs, sinks, hoses, showers and water shut-off valves, if applicable, and look for leaks and other such flaws.

Electrical
We will visually inspect both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

Appliances
We will test and examine all major appliances like hot water heaters, washers and dryers, dishwashers to look for any signs of potential failure or malfunction.

Doors, Windows & Interior
We will check doors and windows for proper sealing and drafts, signs of water damage, and more. We will also check the condition of all interior spaces.

Attic, Ventilation & Insulation
We will examine the attic to ensure it is properly ventilated, check for moisture, assess the level of insulation, and more. We will also check for crawl space & attic door condition.

Foundation, Basements & Crawl Spaces
We will examine the foundation, crawlspaces to look for signs of things like past water damage, foundation cracking or shifting, and other such potentially expensive issues.

Our easy to read reports are finished the same day as your home inspection. The reports come with included photos, explanations, links to more info and let you know which defects should be addressed first.
You will also be educated in home maintenance. The Pre-Purchase inspection is also a great time to ask questions so make sure you write yours down and ask our inspectors when you are on site.
